What changed in the current exam cycle

  • From 1 January 2026, candidates may make up to five attempts to pass the RICS assessment (attempts before this date do not count toward the limit).
  • Competencies are assessed at three levels: Level 1 (knowledge), Level 2 (application), Level 3 (reasoned advice) — interview questioning typically starts at Level 3.
  • Ethics and Rules of Conduct questioning can result in automatic referral if answered unsatisfactorily — regardless of technical performance.
  • 22 sector pathways cover disciplines including building surveying, quantity surveying, commercial property, project management, valuation, and infrastructure (verify pathway guide at rics.org).
