What changed in the current exam cycle
- December 2025 pathway guide aligns MRICS QS requirements with the global Requirements and competencies structure.
- Contractors typically take Commercial management to Level 3; consultants typically take Design economics and cost planning to Level 3 — the other may be selected as an optional to Level 2.
- From 1 January 2026, up to five assessment attempts are permitted (earlier attempts do not count toward the limit).
- Case study must reflect a project within the last 24 months where you personally gave Level 3 reasoned advice.
High-yield facts (commonly tested)
- Six core QS competencies all require Level 3 — interview questioning starts at Level 3 and probes down to Level 1 knowledge.
- Commercial management vs Design economics and cost planning is the key fork: contracting/commercial roles vs PQS/consulting cost planning.
- Contract practice covers standard forms (JCT, NEC, etc.) — know how your chosen form allocates risk, payment, and variations.
- Quantification and costing requires demonstrable measurement skills, pricing logic, and cost plan evolution from feasibility to final account.
- Ethics at mandatory Level 3 — unsatisfactory ethics answers can cause automatic referral regardless of technical performance.
- Two optional competencies to Level 2 — common choices include Risk management, Contract administration, and Programming and planning.
