MRICS (Member of the Royal Institution of Chartered Surveyors) is the chartered grade for land, property, construction, and infrastructure professionals. Qualification is through the RICS Assessment of Professional Competence (APC): written submissions and a final assessment interview — not a standalone multiple-choice exam. What changed in the current exam cycle
- From 1 January 2026, candidates may make up to five attempts to pass the RICS assessment (attempts before this date do not count toward the limit).
- Competencies are assessed at three levels: Level 1 (knowledge), Level 2 (application), Level 3 (reasoned advice) — interview questioning typically starts at Level 3.
- Ethics and Rules of Conduct questioning can result in automatic referral if answered unsatisfactorily — regardless of technical performance.
- 22 sector pathways cover disciplines including building surveying, quantity surveying, commercial property, project management, valuation, and infrastructure (verify pathway guide at rics.org).

- MRICS is not earned through a multiple-choice test — you must pass written submission review and the final assessment interview.
- Case study project must be no older than 24 months and demonstrate your personal Level 3 reasoned advice.
- Interview structure: 10-min presentation → 10-min presentation questions → 30-min technical competency questions → 10-min mandatory/ethics questions.
- Level 3 answers require reasoned advice backed by strong Level 1 knowledge — assessors probe from experience down to underlying theory.
- Structured training routes: APC 12 (12 months) or APC 24 (24 months) with diary/logbook; experienced routes may skip structured training with 10+ years and accredited degree.
